Welcome to Marathon Key Beach Club!
Thank you for your interest in this resort. We are located in the Islands of Marathon in the fabulous Florida Keys. Our units are privately owned and operated. Our rental weeks run from Saturday to Saturday. 
Marathon Key Beach Club is nestled on acres of beautifully landscaped grounds. The units are 1300 square foot, 2 bedroom 2 bathroom condos. Screened balcony, full kitchen, comfortable furnishings and a washer/dryer in each unit are just a few amenities to make you feel more at home.
We can accommodate 6 people per unit. There is parking under the building for 1 vehicle. Additional guest parking is available on the property.
Marathon Key Beach Club has one of the larger swimming pools in the Florida Keys, shared with Banana Bay Resort. We also have a shared hot tub and two shared tennis courts. We are next to Banana Bay which offers boat slip rentals and free use of the boat ramp for our guests.
Marathon Key Beach Club units are 2 bedroom 2 bathroom rentals. The master bedroom has a king size bed, and a full bathroom with large tile shower. The second bedroom has two twin beds. Bed and bath linens are provided. There are two televisions in the unit, one is in the master bedroom, the other is in the living room with digital cable and free wireless internet. The units have central air conditioning.
The kitchen is equipped with full size appliances - dishwasher, stove, refrigerator with ice maker, microwave, toaster, coffee maker. All pots, pans, flatware, and tableware are already in their drawers and cabinets!
Screened porches are just outside the living room and have seating with a table. Enjoy your morning meals while watching the Florida Keys' wild birds in the beautiful landscaped native trees, bushes, and flowers. 
Each unit has an assigned parking space for one vehicle. In the assigned parking area you also have a locked storage cabinet for items such as snorkel gear, etc. There is additional parking for your boat trailer and extra vehicles within the complex.
Marathon Key Beach Club timeshare exchange programs: Interval International and RCI Community  In addition to the heated pool, whirlpool spa and tennis courts, we also have horseshoes and bar-b–que areas complete with charcoal grills and tiki hut covered picnic tables.
Within walking distance of This resort you can find Tilden's Scuba Center, restaurants, shopping and grocery stores.
We have one of the best spots in the Keys to watch that famous Florida Keys sunset. A small private beach is located on our property. Be sure to visit Marathon's public beach, Sombrero, which is located just 2½ miles away.
The resort's office - you may borrow books, board games, puzzles and tennis rackets.
Our staff is happy to help with any questions and can give great local suggestions on restaurants and shopping through out the Florida Keys. 
The Marina's dock master has a boat slip rental for you if you make a reservation by calling 305.743.3500. There is free use of the boat ramp, and free parking for your boat trailer. SATURDAY TO SATURDAY ONLY

All properties that are managed under Vacation Rentals of the Florida Keys are all individually owned, decorated and maintained to that owners’ standards. As a company we do try to make sure that all pictures and descriptions are as accurate as possible, but we cannot be held responsible if an owner has made a change in furniture or appliances or other items. This being said, each property will have its own property manager who will be your main contact regarding any maintenance issues or general questions. Keep in mind that there can be times that utilities will go out and be completely out of the managers control. If something like this happens the manager will make sure to give you updates and provide you will a professional and courteous attitude as well.
Keys & Check-in Instructions: Most homes will either be on lockbox or keypads. These codes will be sent to you about 2-3 days prior to your arrival via email or text message, along with all of your check in instructions. If you will not have access to your email before your arrival let your property manager know so that they can send you the instructions either early or via text message. Check in is typically at 3pm and check out is at 10am. If you would like early check in or late check out you will need to ask at least 24 hours in advance so that the property manager can see if it is possible to accommodate. On days that properties are back to back (someone checking out that morning and another guest checking in that afternoon) you will most likely not be allowed to have early check in or late check out.
Returning Keys: If you are on keypad code we ask that you call or text your property manager that you have departed the property on the day of your check out. If you are on lockbox, make sure to return the keys that you found in the box back to it upon check out. If you are not sure what to do with your keys or what to do on departure, feel free to check the property binder for check out instructions or call the property manager for clarification.
Cancellation: There is a 60-day cancellation policy. This means that if you cancel before you are 60 days out from your reservation, you will receive a full refund. If you cancel within those 60 days you will only receive a refund in full if the dates are rebooked. If that happens, then you will receive a refund less a $50 cancellation fee.
Travel Insurance: We offer CSA Travel Protection that can reimburse your unused, non-refundable, prepaid trip costs if you're forced to cancel for a covered reason. The cost for this plan is 7.65% of your total reservation and is due on booking.
Security Deposits: Company policy is a $50 nonrefundable damage policy of $50 that is through CSA that covers up to $3000 worth of damages. If you have booked through VRBO or Airbnb this is not an option for you as it only applies when booking directly with the company. Please note where you have booked from and see what damage policy you received.
Payment Terms: Every property is different in their requirement of what is due at the time of booking. Some homes will have a flat rate and others will be 30-40% of total reservation. Please make sure to double check these. There is an initial balance due at time of booking and then some homes will have final balance due 60 days prior and others will have final balance due 30 days prior to arrival. There are two ways of payment that we currently accept: Checks and Credit Cards. If you are paying with a check, this can be a personal check or a bank check. Please ask your property manager for the information of where to send the check and who to make it out to. If you are paying with a credit card, there will be a 3% fee for every use. Credit cards that we currently accept are: Visa, Mastercard & Amex.
Advertisement: Most homes will be listed on different booking sites such as: VRBO and Airbnb. Please keep in mind that if you have booked on either of these sites, the security deposit options will be different. If you have booked through these sites and wish to change, it will most likely require a cancellation initiated by the guest through the original site (VRBO/Airbnb) and then rebooking directly with the property manager. This being said about booking on other sites, WE WILL NOT HAVE YOUR FULL BREAKDOWN FOR AIRBNB, YOU WILL HAVE TO CONTACT AIRBNB OR LOG BACK INTO YOUR ACCOUNT TO SEE THIS. If you have booked on VRBO or Aribnb you will need to look at those accounts to see your breakdowns for the reservation as they will not be in our system.
Occupancy: Every home has a max occupancy that is set by either the City of Marathon, City of Key Colony Beach or Monroe County. These occupancies are either based off the number of bedrooms or the square footage. Any guests that are over max occupancy will be asked to leave. If the overage has not left within 24hours of being asked to leave, the entire party will be asked to leave the property with NO REFUND. Over occupancy is a serious violation of the rental agreement and will not be tolerated.
Day Guests: Day guests are always allowed, we just ask that you let your property manager know that you will have day guests so that if a neighbor calls they are already aware and can reassure them that it is okay.
Overnight Guests: You are allowed to have overnight guests during your stay as long as the max occupancy is not exceeded. If max occupancy is exceeded, the extra guests will be asked to leave.
Pools/Hot Tubs: NOT ALL HOMES OR CONDOS WILL HAVE POOLS OR HOT TUBS. This section will only apply to properties that have pools or hot tubs only. Every pool will have a maintenance person that comes on certain days during the week to clean and sanitize the pool. If you arrive and the pool is not cleaned let your property manager know so they can contact the pool service. Before entering either pools or hot tubs, it is asked that guests shower so that any lotions, perfumes and other items do not mix in with the pool chemicals. Please make sure to supervise all children around the pools and hot tubs. All guests in the pools or hot tubs must be in swimsuits. Condo with shared pools are not going to be under the control of the property managers. We cannot control their hours or when they are cleaned.
Pool Heat: THIS ONLY APPLIES TO PROPERTIES WITH POOLS. Please ask about pool heat at properties with pools. The pool heat fees will vary from property to property and there could be some pools that do not have any pool heat. This is a guest expense and will not be turned on if it is not paid. Pool Heat does not apply to condos.
Docks/Sea Walls: THIS ONLY APPLIES TO HOMES WITH DOCKAGE OR SEAWALLS. Please make sure to double check with the property manager the max boat length allowed at a property. Some condos will not have dockage and others will have first come first serve.
Trailer Parking/Storage: THIS ONLY APPLIES TO HOME THAT ALLOW FOR BOATS. Some properties that allow boats will not have enough space to store the trailer and not be in the street. Guests are not allowed to park their trailers on vacant lots or neighbor’s properties. If you see that your trailer and all of your vehicles will not fit at the property please contact your property manager so they can direct you to trailer storage options. Some properties will list in their description how many vehicles and trailers will fit comfortably at the home, so please make sure to look for that or ask the manager if it is not listed.
Pets: NOT ALL HOMES ARE PET FRIENDLY. Make sure to read the descriptions of every property, as they will state if a home is pet friendly. Also keep in mind that even if it says that it is not pet friendly, the owners might have pets that have been on property. Pet fees will vary at all properties and will be based off breed, size & number. The following breeds are not accepted at any property: German Shepherds, Pit Bulls, Rottweilers, Doberman Pinschers, Staffordshire Terriers, Chow Chows, & Mastiffs.
Housekeeping: All properties are cleaned before guest arrival and inspected at least 24 hours before the next reservation arrives. If for some reason you arrive and the property is not cleaned, beds are not made, dirty towels left in the laundry room, etc., make sure to let your property manager know immediately so that they can send the cleaners back out to correct the issue. We do offer mid stay cleanings but this is at a charge to the guest. If you wish to have a mid-stay cleaning let your property manager know so that they can schedule it and let you know how much it will be.
No Smoking: NO PROPERTY ALLOWS FOR SMOKING. Smoking is strictly forbidden inside any property and if there is evidence of smoking inside a property security deposits will be forfeited and extra charges for cleaning will be made. Smoking is only allowed outside of the property, but keep in mind that most properties will not have ash trays which means you will be responsible for your own ash tray and make sure not to leave any butts on site.
Construction: We cannot be held responsible for any on going construction near the properties. We will try our best to always keep guests informed of any possible construction, but there are no guarantees. At time of booking there can be no construction going on and then construction starts before or during arrival, we are not responsible for this. We will do our best to talk to contractors to find out their times of work and how long it will go on and try to keep guests informed at all times.
Properties for Sale: THIS WILL ONLY APPLY IF THE PROPERTY IS CURRENTLY LISTED OR BECOMES LISTED FOR SALE. If a property ends up being listed for sale and is sold before your arrival, the agreement will become void. We will do our best to find a comparable property or give you a full refund.
