Terms and Conditions

Cancellation Policy- We have a 60-day cancellation policy. There are no cancellations, switching of homes or changing of dates within 60 days of your arrival date. If you must cancel your reservation within 60 days of your arrival, we cannot refund your deposit or any rent collected unless the rental is re-rented for the entire period for the same rental amount and prepayment has cleared. If the unit is re-rented for the entire period, same rent amount and pre-payment has cleared, you will only be charged a $50.00 fee. The guest named on the rental agreement is the only one that may cancel the reservation. We know that unforeseen situations occur and the need to cancel is required so we also offer a travel insurance and emergency assistance plan with CSA Travel Protection that can reimburse your unused, non-refundable, prepaid trip costs if you're forced to cancel for a covered reason. The cost for this plan is 7.65% of your total reservation and is due on booking.
Deposit Terms - Security deposits will be held in a non-interest bearing escrow account at the First State Bank of the Florida Keys in Marathon.  Security deposits will be forfeited for failure to arrive and pay the required due on arrival amount.  All security deposits shall be refunded promptly by mail by the 20th of the month after departure, providing there is no damage, extraordinary cleaning or inventory unaccounted for, including keys and/or gate passes. Any damage or excessive cleaning charges will be deducted from the deposit.You may waive the deposit by purchasing a nonrefundable Protection plan for $50.00 dollars. Vacation Rental Damage  Protection Plan is designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check- in. Leaseholder Responsibilities - Many of you will vacation with other couples, other family members or friends, but only one signs the lease. We will hold the leaseholder responsible for payment and other facets of the leaseholder responsibilities spelled out in the lease.
Occupancy - The occupancy of each rental unit is designated on the individual confirmation descriptions. This number, as it appears on your confirmation lease, is the MAXIMUM total occupancy. Over-occupancy is considered a SERIOUS VIOLATION of your lease and you will be asked to leave. No refund will be given. Any guest having house parties, found with non-paying overnight guests, disturbing neighbors with loud unnecessary behavior or found with an unauthorized pet will be evicted without refund and/or prosecuted.  NO DAYTIME/NIGH TIME GUESTS ARE PERMITTED WITHOUT THE CONSENT OF MANAGER.
Accommodations - All of our homes are individually owned and reflect the tastes of each owner. Every effort has been made to assure our descriptions are accurate; however, we cannot be held responsible for changes made by owners in furnishings and equipment. Vacation Rentals of the Florida Keys homes are well-maintained and clean, but understand that these are complicated homes and, just like your own, experience a wide variety of unexpected breakdowns. From time to time, we have trouble with utilities (electric, water, cable, etc.), that are beyond our control. We will do what we can to get utility companies to respond quickly and they are usually very responsive. Every effort will be made to remedy and to correct any problems you may experience in as timely a manner as possible. You can expect a courteous and professional attitude to problem solving; however, recompense will not be issued due to malfunctioning equipment, or utility problems.
As we previously stated, our rentals are privately owned and there may be an occasion where a homeowner may choose to leave our program or the home may be sold. In that instance, we will make every effort to accommodate you in a comparable home. If we cannot accommodate you then a full refund will be given.
Condominium Dockage and Watercraft Parking - For Gulfpointe and certain other condominiums, there is limited boat dockage and parking.  For Coco Plum Beach Villas and all other condominiums that do not allow on-site watercraft parking, all watercraft must be registered with Vacation Rentals of the Florida Keys LLC.
Radon Gas Notice ~ Radon Gas is a naturally occurring gas that can accumulate in a building and present a health risk to those exposed to it over time.  Levels of Radon Gas that exceed Federal and State guidelines have been found in buildings in Florida.  Additional information may be obtained from the Monroe County Health Department Fl Statute 404.0568.
Representation ~Vacation Rentals of the Florida Keys LLC. and/or its agent/licensee/property manager are the agents and representatives of the landlord, pursuant to FL Statute 21 V-I0-033, and will be paid by the landlord.  The Owner/agent is not responsible for loss, theft or personal injury.  If you are renting unseen, your signature on this reservation releases Broker, and its representatives from any deficiencies you may find upon arrival.
Pet Policy - Some of our Property Owners have decided to allow pets in their homes. Please remember that our properties are individually owned and not all of our homes are Pet-Friendly. Vacation Rentals of the Florida Keys LLC. MUST be notified prior to check-in that a pet will be in the home. Any guest found with a pet in a non-pet Friendly home will be evicted immediately and no refund is given. Maximum being two pets per vacation rental. As you know, a Pet-friendly home is a rarity so please abide by the rules. We ask that all of our guests be considerate of the next guest that will be enjoying the home after you. Please make sure that bathing and flea dipping is done prior to your stay. Please do not leave your pet at the home alone unless the pet is kept in a kennel.The Pet Fee is a Non-Refundable, fees vary depending on the property, bred and size of the pet. This is NOT a Damage Deposit. If a guest has a dog that has long hair or sheds excessively, or if any pets leave behind any surprises, fleas or damages to property, a fee to restore the home to its previous condition will be determined and deducted from the security deposit. In the event that any guest is found violating the rules, you will be evicted immediately with no refunds.

Arrivals - Check-in for our guests begins at 3:00 PM. We make every effort to ensure all homes are clean and ready for occupancy after 3 PM. However, during Holidays and Peak Season, check-ins could be as late as 5 p.m. Please schedule your arrival to coincide with our check-in time. Compensation will not be given for a late check-in time.
If you anticipate arrival after 5 PM, or if other members of your party will be arriving late, please notify us ahead of time by calling 305-743-8507 or 305-664-1453, so that arrangements can be made to leave keys and directions.
Keys And Access-Please go directly to the property. You will be given instructions on the day of your arrival with access codes, the address of the property and any other pertinent information associated with your check-in.
Maintenance - Regular maintenance is performed on all properties, and every effort is made to keep all equipment in working order. However, as with any home, malfunctions may occur. If something is not working, please notify the office immediately. Please respect that emergencies take precedence. Any problems must be addressed prior to check out.
Pools and Hot Tubs - Hot tubs and pools are cleaned, serviced and sanitized between guests on the turnover day. There are certain health risks associated with using the hot tub. Pregnant women, guests with heart conditions, high blood pressure, diabetes, and children should not use the hot tub. Please shower prior to getting into the hot tub. Also, somebody lotions, perfumes, etc. mixed with the chemicals could cause a rash. Do not wear jewelry, shoes or non-swimwear in the hot tub, wear bathing suits. Upon departure, if any foreign items such as food, alcohol, beer cans, bath products, etc. are found in the hot tub you will be charged $100.00 cleaning fee. We do not refund for malfunctioning hot tubs. We cannot be responsible for the opening and closing of Condo pools.If the rental property is equipped with a hot tub or swimming pool please be advised that the owners maintain or contract a company to maintain the hot tubs and or swimming pools on their property, not Vacation Rentals of the Florida Keys LLC.
Pool Heating - If a pool heater is available and you choose to use it, the pool heating expense will be will be paid in advance.  The expense does not apply to condominiums.
Housekeeping - Our Housekeeping Department’s goal is to provide you with the cleanest accommodations and will do everything to make sure your rental is ready for your stay. Please call our office immediately if the home is not cleaned to your satisfaction upon check-in. Our housekeeping department will correct the problem in a timely and professional manner. We cannot be held accountable for problems we are not aware of. Problems will not be addressed at checkout or after you arrive back home.
Telephones - Most Vacation Rentals of the Florida Keys LLC. homes are NOT equipped with telephones for normal phone calls, they are available for Emergency Service.  Dial 911 if you have an emergency.
We do have properties that offer High-Speed Internet and Wireless Internet. Please refer to the property’s listing on our website or brochure to check if the rental you want offers these free services.
Construction - Should you find yourself near construction, please be patient and understanding. We'll do our best to talk to contractors, but no refunds or changes can be made. At the time of booking your reservation, there may not have been any construction in that area.
Departures - All good things must unfortunately end! Check-out is promptly at 10 AM, NO EXCEPTIONS unless a Late Check-out has been scheduled. You will be charged $50.00 if you are vacating the property after 10 AM. Before you leave, read and follow the checkout procedures given to you at check-in, if these procedures are not followed you will be charged an excessive cleaning fee. It is very important to ensure all doors and windows to the home are locked. Leave keys in the Lock Box. Don't forget to pre-reserve, and have a safe trip home. See you next year! NO REFUNDS WILL BE GIVEN FOR EARLY DEPARTURES!
Smoking – Smoking is strictly forbidden inside the Property.  Smoking is only allowed “outside”.  Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee to Guest as Excess Damage Cost and will be charged against the security deposit on file.
SCHEDULING OR SALE - In the event of a conflict in scheduling or if the property sells, this agreement shall be voided and all attempts shall be made to locate a comparable rental property on behalf of the renter.  The renter shall not, be obligated to accept such terms and shall have the option to terminate the agreement and receive a full refund of deposit.
Check Out Procedures -$50.00 For Non-Compliance will be Charged
Remove all trash from home and place in outside receptacles (be sure to check garbage days)
Clean and re-shelve all dishes
Turn off all lights and set the thermostat at 78 degrees
Close and lock all windows and doors
Return keys to Lock Box by 10 AM
**Personal Checks will be accepted for the providing it is received at least 20 days prior to the beginning of the rental period*
Credit Cards Accepted with an additional 3% service charge.
